Our house is 3 bedroom if you count the home theater room. We turned it into a home theater because there aren't any windows in that 1 room and in Montana it is not a bedroom without at least 1 window. The house is a bit over 2000 Square Feet and the airplane hangar / barn is 2600 Sq Feet. The yard is in severe overgrowth because our cousin hasn't lived in town for about a year and he used mow the lawn. You can Google Earth it I believe, the Address is 30 Airport Rd, Cameron MT 59720. The nearest town is Ennis (approx. 10 miles) and they have great schools and a wonderful sense of community. We are on a Well that has 20-25 gpm. The house is a 2 story, or 1 story with a walk out basement meaning 3 sides of the downstairs are in earth and 1 side is Stone the top story is log. The land is flat with a few trees, but certainly not wooded. It is on 5 acres and private because we are surrounded on 3 sides by large cattle ranches. Behind the house is another home, but there is about 15 (conservatively) acres between us. We are about 45 minutes to an hour from Yellowstone (the West Yellowstone entrance), we are 1 hour from Bozeman and 10 minutes from Ennis. Cameron does not have a town save the post office. We are 2 miles from the airstrip (But it is a small strip used only by private planes), there is zero noise from the strip, in fact you wouldn't even know it is there. We have an airplane hangar, however the roads make it difficult to taxi a plane, so we call it a Very large Barn with a large shop, about 1/2 the barn has cement floors, and the other 1/2 is dirt. (I believe the barn had 220V) There is fencing around the back of the barn with gates (the previous owner had a horse). There is abundant wildlife in the area ranging from Elk, deer to antelope. Lots of Birds and water fowl, and we are about 2 miles from the Madison River which is famous for it's fly fishing. Montana's roads are solely maintained by their homeowners associations, we are in one called Mustang Ranches however since we are the original property, we are grandfathered in and not required to pay the association dues. The road is graded and rock, but not paved. I will say, being from California we wait months for road repairs. In MT, they seem to have roads fixed within days. We own the home outright with no leans. There is a large propane tank in ground and a monthly fee needs to be paid on it. (Under $50 per month) I'm sure, since it sounds great, you're wondering why we want out from under it. Here is our story. We vacationed in Ennis and fell in love with the town (it is a small town where everyone goes to the 1 screen movie theater on Friday nights to socialize). We bought the property as a fixer upper and we were going to turn it around for an investment, but stay there while fixing it up to enjoy the town and people. At the time my husband's cousin lived in town and was maintaining the yard for us, and just keeping an eye on the property when we came back home. When he moved back to CA, we don't have anyone to watch the property for us, can't afford to go back and forth, and do not have time to. It is difficult to sell because the bathroom in the master suite is not finished (even though all the materials are there)and the master suite floor needs to be installed. We had a lot of interest from buyers, but they want to come back and see it when it is finished. Since my husband works in a mine and away from home most of the week, we just don't have the time to get it done. We had thought about moving there, but my parents live in Yreka and my in-laws in Central CA, so we don't want to leave our families. I thought of trading for something closer to where we live, that way we can rent it and keep an eye on renters. I have the orinignal inspection report, but there is a lot of stuff we fixed from it, so it's no longer accurate. The Master Suite has an indoow hot tub (bot a bath tub, Hot Tub) We bought nothing but high end materials to finish the job including granite tile and bamboo flooring (with modular sub-flooring). There is a small indoor washer and Dryer with the potential for full sized appliances in the barn, but we liked the convenience of doing laundry inside the house. The Washer and Dryer are new, all the sinks, faucets,All new light fixtures. Under cabinet lighting in the kitchen, brand new Blue Oak Stairs, new carpet in the media / theater room. Custom Paint in the suite. New Fan and lights in the upstairs living room, New doors including sliding glass door to backyard with inclosed blinds between the glass. New Primer on the Barn. We're looking for a nice property for potential rental. No fixer uppers unless it can be done with minimal time (because that's our problem with the current property). Will consider multiple with lower values, or trade plus cash for lower values. Would prefer Northern CA to Southern OR, and prefer not to have too much land, but don't let any of those deter you from contacting us.
