We have a 31 acre hobby ranch, in what is considered one of the last "cowtowns" in the west. Crawford is a small rural (Pop 400)agricultural community on the Western Slope of Colorado. It is approximately 75 miles SE of Grand Junction, and is close to many ski areas such as Powderhorn, Telluride, and Aspen, all within a couple of hours driving time. The West Elk Mountains to the East are about five miles away, this is a beautiful site to see. Wildlife is abundant, and is a popular hunting area.
Our "hobby ranch" is approx. 31 acres, half in grass hay, and the other is a hillside with sage and cedars. We have excellent water rights. Our 3000 sq ft home is a "low maintenance" ranch house, with a walk out basement. It consists of 3 bedrooms, and 2 1/2 baths. It has a separate office, darkroom, and second family room.
The oversized master bedroom in on the main floor, with two walk in closets, and the master bath is oversized with a jetted tub, and a walk in shower.
All windowsills are covered with cultured marble, that match all the bathroom sinks, and master shower surrounds. The rest of the main floor is a "great room" that combines the kitchen, dining and living room. All the windows are double pane, burber carpeting throughout, with tile in the kitchen, entrance way, and utility hall that comes in from the attached oversize two car garage with electric door opener. We have HD Dish Network TV, and high speed wireless internet.
The exterior is vinyl sided, metal roof, and the facia is all metal wrapped. The three sided deck is trex over redwood, with redwood posts, and redwood joists. Hot water baseboard heat.
There is a heated 28 X 44 foot separate garage for your projects or hobbies, with room for three cars. Also, there is a separate 30 X 30 metal shed with two ten foot doors to house equipment to keep it out of the weather.
We are getting to retirement age, and want to relocate to the Washington or Oregon Coast. Most desired areas are Westport Washington, or the Bandon Oregon areas, but will consider any "coastal area". Downsizing would be a plus, so a smaller home with a little bit of land, plus cash would work best for us.
