We have a lovely home in a golf community in Naples, Florida. Because of family considerations we would prefer to live in Boston, Mass. where we lived all of our lives. Last year we sold our condominium at Marina Bay in Quincy, MA since we chose not to own two homes in a fragile economy. Liquidating a home in the Boston area was an easier process, so we sold our condominium at Marina Bay and decided to live in Florida.
The home in Naples was built by us in 2000, but we didn't occupy until last year, subsequently the home is like brand new. The home itself is about 2000 square feet and meticulously maintained. It is a three bedroom, two bath, two dining areas, living room with a lanai for outside living and a two car garage.
The complex is called Royal Wood Country Club and Golf Course. Royal Wood is scrpulously maintained and consists of about 100 private homes, five small condominium complexes interwining a beautiful golf course and a club house with restaurant, health facility and a conference area. Since Royal Wood is fully occupied (almost all owner occupied), the financial condition of the complex is excellent with a very ample reserve fund for capital improvements.
The residential equal exchange (or sale) we are considering must be located either at Marina Bay in Quincy since that is where we moved from OR in the greater Boston area. We are seeking and equal exchange or (sale of) our home for a condominium @ 1000-1100 square feet that is in excellent condition and owned outright with parking and washer/dryer. Our home is in showcase condition with no mortage. Our attorney informs us that an equal exchange of residential primary residences is feasible.
