I am looking to buy a home in the Tampa, FL area. That includes Valrico, Westley Chapel, Apollo Beach, Hidden Lake Estates (New Port Richey) or within commuting distance to Tampa.

I am looking to pay no more than $325k. I am paying cash, no financing needed. I am not an investor. I am buying this as my primary residence. I prefer to buy a home that does not have high CDD fees, HOA fees are fine. I prefer a newer, modern style. No old victorians or homes requiring major work or updating. Home should have an open floor plan, be in good condition, updated and have a pool. I'd like either 4 bedrooms or 3 bedrooms and an office. I can do a quick closing after title search and home inspection, probably in 2 weeks from accepted contract. I don't need to sell a home. I have cash in hand.
