We have 2 fixer-uppers & we need only one 3 bedroom/2 bath move-in ready.
We are really "needy" at this time & need this to work.We're both disabled & living on veterans comp. We're going to (hopefully) get our truck fixed in Aug, '14 but for now, my son goes on foot...so viewing properties would be a real challenge, as well as moving!
Offer of both houses includes : total of 10+ br's 1 has 5 (all carpeted) ,1 has 3 (only 1 is carpeted & 2 have very nice varnished hardwood floors)+ 1 upstairs with gas room heater (carpeted & stairs leading up to also) & a storm room/OR bedroom (depending on your need or preference) & room in big storeroom upstairs (plain,unvarnished wood floor) for 2 or 3 more
1 has one full bath (tub,stool,sink) up & a stool but needs the sink installation finished in basement. Other has 2 full baths with showers.
One has a shop aside from the house with fairly new electrical fixtures,track lighting & small bathroom with stool & sink that need hooked up. Not sure of the shop or house dimensions of any of our property.
1 has a nice big deck with lattice for shade & a little privacy, although it's out in the country with only a cow pasture across from it & only a few vehicles/farm machines up & down dirt road a day.1 neighbor...
1 is 1.5 acres with several nice trees, at least one walnut bearing tree & was told 2 pecan trees.Several flowering bushes including Lilac. Other has 3 sides fenced with a gate on ally side & off street parking, garage with an added on bump-out tool/shop space & a place for a small dog (or cat) to go in out of weather, a patio on concrete slab with built in dining table with benches & storage shelves. Roof needs some repair.
Both have basements, one is very well lit with track lighting + has a full wooden storage/book shelves built in west end. Could use more elect. outlets.
the other has nice built in workbenches & several elect outlets & hanging single bulb sockets,peg boards,a vice grip & a lot of older tools & stuff my dad collected over the years as a landlord who constantly did repairs.An old coal bin he used for storing lumber,out of the way. Clotheslines & a lot of old built-in wood cabinets once used for home goods in jars & wood shelving built for canned good storage, a wood table built-in between floor braces,oncee used for winter rumage sales.A landline plug & a wood corner shelf, for landline to sit on & place for a chair beneath it. A laundry area with washer/dryer hook-ups & a closet for out of season clothing. GAS floor furnace is about 10 years old & works well. Heat pump on outside is working NOW, cooling house ! :)
Has a woodstove insert set in stone masonry, installed in the 70's. Formal dining room attached to living room. Dining room has wonderful original etched glass cabinet doors for dishes & assorted other, one on both sides of room! A full wall length window box with a lot of storage space, doors open horizontally.
Kitchen also has a lot of cabinet space with floor to ceiling storage on both sides of buckboard sink & more built in wooden storage on another wall. Cabinets mostly original & the one was built-in in 1968 (also floor to ceiling) ... Original cabinets include spice cabinets,2 pull-out cutting boards (1 for pastry & 1 for meat),2 big bins for flour & whatever else & shelves behing glass doors for dinnerware/appliences & whatever else ... inlaid linoleum (needs updated) gas stove hookup.Could also use more outlets but we make do. Door to small back porch & door to basement & door to master bedroom with a hall entry door as well. Built in linen closet with storage drawers below & below drawers is a laundry chute that. Comes out in basement below,in laundry area! UPSTAIRS PLUMBING IN NEED OF UPDATING OR A LITTLE REPAIR BUT WE CAN USE STOOL & FLUSH & WAS HANDS & BATHE...

West side of house have some awnings.Most windows were changed over to aluminum storm windows with screens. Fence is chainlink.Has 2 walnut trees & another tree in back.
The country house also has 2 small cabins. Nearly $8000 for both & need to be included in trade unless you have a way to move them to wherever your property is which must have approvaal (if necessary),electrical hook-ups available on property .
It needs a well dug or get a well-usage agreement with neighbor. I was told the county will do things like that for single moms. It needs a wall replaced on back porch where it got moisture or, if you're good
with that sort of thing, it probably wouldn't bother you. Also a little repair in master bathroom. We can let some antiques be a part of swap,like, original dining room table & chairs & silver cabinet & buffet, as well as major appliances
