This country home would be perfect for a couple or a young family with children. It is unique in that it was constructed by joining two mobile homes side-by-side, with some of the interior walls taken out to make it roomy and spacious. Additional space was built onto 2 of the 4 bedrooms. The mobile homes were constructed around 1970. A new peaked roof was built over it, and Masonite siding added all around the exterior. Interior size measures 1084 square feet. It is not set on a foundation, and is not tied down. Annual property taxes are less than $200.
It has 4 bedrooms, one of which has an additional 12'x 8' office attached, 1-1/2 baths, living/great room measuring -- x --, kitchen and two small utility rooms. The kitchen floor is laminate flooring, light wood grain. There is an automatic dishwasher, which used to be a roll-up type, but the plumbing is now permanently attached. Kitchen countertops are done in ceramic tile. The main bathroom was rebuilt 4 years ago, new ceramic flooring, shower walls and counter top and a large round tub (5' in diameter). The washer and dryer are set up in the half-bath. This half-bath has no connected plumbing except to the washer and toilet.
A/C: We use a window unit in the living/great room, which keeps the majority of the main house cool, and another smaller unit for the back bedrooms.
Heating: The furnace was replaced about 10 years ago, and uses propane gas. We have been using a wood burning stove as our main source of heat for the past 14 years. By supplementing with the firewood, we generally have only had to fill the 500-gallon propane tank only once per year.
Water: Public water
Septic system: laterals were re-dug and extended last year. The septic tank is an old underground gas tank. (Bates County is not zoned) In the nearly 17 years we have lived here, it has never been pumped, but indicates no problems.
Windows: All of the old mobile home windows have been replaced by regular hung windows.
Property measures -- x --: This is a long narrow piece of land, with a wooded area and small creek that run along the south side. Only the front 3 acres are being used; the rest is in grass, fenced on 3 sides. Lots of pasture area for horses or cattle.
Location: The property sits halfway between Archie and Adrian Missouri, just off 71 Highway on the west side. The property's eastern boundary is 71 Highway. Access to the highway is one mile.
Outbuildings: At the current time, there is one wood-shed and another partially finished shed.
Landscaping: Much work has been put into the landscaping. We have planted many trees around the place, including two apricot trees, a plum tree and two peach trees. There is a small vegetable garden area (which could easily be expanded), done some in raised beds, with a nice strawberry patch and a couple of blackberry bushes. There are many perennial flower gardens, front and back. A rock fountain sits just off the back patio in the midst of a flowerbed.

There are some structural problems w/ the house that will need to be addressed:
(1) As the house was not set on concrete when it was set up, it has shifted a little in the 16+ years we have been here, and so it will need some attention, mostly on the eastern side. The western side is fine.
(2) The only leak in the roof has been over the northwest bedroom, which has been fixed. But the ceiling will need to be replaced.
(3) The majority of the floors throughout the house have been replaced. However, there are a few little spots here-and-there that still need some patching/replacing.
