I have a 10-unit apartment building in North Sacramento. They are 1 BR.+ 1 BA. about 600 s.f. each. The rents are below market at $525 per unit. There is a laundry room for potential additional income. I have recently spent over $10,000 to replace the plumbing and it came with a 5-year warranty. The current loan is $360,000 and it is at 6% interest only.

In exchange for Property in California

I am interested in trading it for any one or a combination of the following: 1. Land. 2. House. 3. Duplex to Fourplex. 4. Commercial property. Areas: Sacramento, Yolo, El Dorado, and Placer Counties. I will look at creative financing. We can bridge the gap between our equity differences in cash or note secured by property. What is in it for you: positive cash flow (if you have enough equity in the property you are trading, of course) with appreciation potential when the market gets better. This is especially true if you are holding vacant land which is difficult to sell in this market. Similarly, this may also apply to an owner of a single family house, where one may turn a negative cash flow situation into a break even or a positive one. I am motivated but please be realistic about what your property is worth and I will do likewise. I am not trying to lowball your property value and inflate mine; I am trying for an equitable trade (i.e., a win-win situation.) However, you would need to like my property and vise versa, but I am willing to look at any viable options.
